Tear everything down to the studs.
Replace flooring. rewire house with romex, install grounded circuitry.
Wire for phone/cable/network to each room in the building except laundry rooms.
Install new R-32 or r-48 insulation in the outer walls. Replace POS cranker windows with vinyl triple-pane windows. Resize windows in bedrooms to allow more sunlight.
Put R-60+ insulation in the ceiling. Install central heat/air. Install light fixtures in attics for storage.
Install new drywall.
New doors for both units inside and out. use solid-core doors for outside. install security screen doors front and back for both units.
Pressure-wash exterior, remove forty years of old paint. paint with new colors that don’t suck.
IF I could buy the duplex, I would. Whether or not it stays as a duplex remains to be seen. I could easily turn it into a one-unit house…
